New ruling to overcome shortage of cemeteries 01/03/2002 NST-CITY
PROPERTY developers with projects of more than 200 hectares in Selangor will have to set aside one hectare for cemetery land for every 1,000 houses. This new ruling, issued by the Selangor Government, will be incorporated in the Local Development Draft Plan (1999-2010) for Bangi-Semenyih- Beranang to resolve a shortage of cemeteries.

HDA Act in force once tribunal is selected 01/03/2002 NST
KUALA LUMPUR, Thurs. - The Housing Development Act, gazetted last Jan 31, comes into force once the Public Service Department appoints members of the Housing Tribunal. Housing and Local Government Minister Datuk Seri Ong Ka Ting said apart from this, the ministry had submitted to the Attorney-General's Chambers several proposed amendments to the sale and purchase agreement.

Act against errant housing developers 27/03/2002 NST
I refer to S.C. Hooi's letter (NST, March 12). I too am a victim of a housing developer in Ipoh. I have made only one investment in a house. It is perhaps unfortunate that the scheme developed problems, but elsewhere they are doing extremely well, well enough to subsidise their losses in Ipoh. They had to pay me Liquidated Ascertained Damages and I was shocked when they asked me to accept 50 per cent of the Liquidated Ascertained Damages due to me, as full settlement. They know that we house buyers have exhausted our savings, that taking them to court will mean lawyers fees, etc, which we are reluctant to do as we have no guarantee that the court's decision will be in our favour.

I REFER to the report "Stalled housing project headache for 840", (NST, March 22). As one of those who bought the five-storey three-room flats, I was shocked to read that the price of the flats was RM65,000 each. The actual price was RM92,000, RM95,000, RM97,000 and RM95,000 for the third, second, first and ground floors respectively. My third floor flat cost RM92,000, whereas the price range by right should be between RM60,000 and RM70,000 depending on the locality.

ROOFING and air-conditioning specialist contractors are expected to feel the hardest pinch from the Government's recent decision to increase the tariff on imported steel by twofold. While the move to slap a flat 50 per cent tariff on some steel products may not bring as big an impact to infrastructure projects, the cost for property-based projects will most likely be increased substantially.

AFFORDABLE housing, generally understood to refer to properties priced at RM150,000 and below, made up the bulk of unsold residential properties recorded in the second half of 2001 (H2 2001). According to the Property Overhang Report for H2 2002 released earlier this week by the Ministry of Finance's Valuation and Property Services Department (VSPD), properties in this price category amounted to 30,736 units, or 75 per cent of the 40,977 unsold residential units in the country during the period under review. The percentage is slightly more than the previous half year, when affordable properties made up 73.2 per cent of the total 35,203 unsold residential units.
