Chairman Muztaza Mohd said the shortage
has resulted in higher prices for raw

used in construction, such as steel
bars, cement, brick and timber,

country's real estate developers were sceptical about the Malaysian society's
readiness for condominium living. When
the market failed to respond warmly to
such projects, the convenient
explanation then was that we just
weren't ready for the kind of lifestyle
it would bring. With the exception of
condos in good locations which were
cleverly marketed, the average sales
volume of projects in Kuala Lumpur at
that time was between 30 and 40 per
cent. The dismal take-up increased
unsold stock by the day and very soon,
the oversupply situation in the condo
sub- sector of the residential market
became a nagging issue. Exacerbating it
were recessionary economic conditions
characterised by high interest rates and
tight liquidity. And the amount of stock
that existed in 1985? A mere 2,335
units.
