JOHOR BARU, Wed. - The State Government today repossessed the land and
property of the stalled $3.4 billion Desaru resort as the developer has
failed to guarantee its completion on schedule although it had been given
a year to do so. Menteri Besar Tan Sri Haji Muhyiddin Yassin said the
Government will take possession of the leased 1,742ha area from the
developer, Desaru International Resorts Sdn Bhd (DIRSB), within seven
days.

THE Government must decide whether it wants housing developers to play the
role of deliverer of houses, social engineer or public welfare agency because
they are in no position to assume all three, Mr Teo Chiang Kok, president
of the Housing Developers Association (HDA) said yesterday. In a keynote address
delivered at the two-day national conference on housing and property organised
by the HDA in Kuala Lumpur yesterday, he said there, is an urgent need for
a review of the role and authority of the Ministry of Housing and Local Government
vis-a-vis state housing authorities in respect of the realisation of housing
targets.

dreamed of having a roof over his head. After almost two decades, he
finally saved enough to place a down-payment for a low-cost house. He
sought the help of a lawyer to carry out the transaction with the
developer. Unfortunately, the unscrupulous lawyer made off with his
savings and the loan he had obtained from a bank to finance the purchase
of his dream home. Muthu who has been left in a quandary now has to
contend with the monthly repayment of the loan apart from supporting his
family of six on his dwindling meagre salary. His quest for a home of his
own remains a pipe-dream. CASE TWO: Teacher Ahmad had his heart set on
buying his dream house - a single-storey terrace house. Having obtained a
Government loan, he contacted a lawyer to carry out the necessary
documentation. Two months later, the lawyer disappeared with his
down-payment and the loan that was approved by the bank. For Ahmad and his
family of five, it was a shattering experience. He now holds two jobs and
drives a taxi part-time to enable him to repay his loan. ALTHOUGH the
names are fictitious, cases such as these are on the rise.

BANK Negara has no plans to raise the nine per cent ceiling interest rate
for loans for houses costing less than $100,000. The Central Bank said it
would be premature to do so even though some banks have been reported to have
complained of thin profit margins due to the high cost of funds.

put on hold some housing schemes if the present credit crunch on end-financing
for houses costing below $100,000 persists and urged the Government to act
immediately. The Housing Developers' Association (HDA) said if the Government
insists on maintaining the ceiling on interest rate for loans to purchase
houses costing below $100,000 at 9 per cent, it must offer an alternative
to the end-financing that is being provided by the banks, such as setting
up a fund.
