SAYA dan keluarga berasa dianaya oleh pemaju perumahan. Sebenarnya bapa
saya membeli sebuah rumah di kawasan Seremban. Taman perumahan itu sudah
lama terbengkalai. Akibatnya kami dan pembeli lain menjadi mangsa. Bapa
saya membeli rumah itu ketika beliau masih berkhidmat dalam tentera lagi.
Kalau tidak silap saya bapa saya membeli rumah itu pada 1985 atau 1986.
Apa yang mengejutkan, ketika bapa saya pergi melawat rumah itu pada 27
Februari lalu pemaju memberitahu kami sudah boleh duduk di rumah itu
selepas membayar wang pendahuluan air dan elektrik.

Act to be
amended to address woes

SEREMBAN, Tues. - The Town and Country Planning Act will be amended to create
a long-term structural plan to overcome flooding and to prohibit all future
housing projects on flood-prone low-lying areas. Housing and Local Housing Minister
Datuk Seri Ong Ka Ting said tonight with the proposed amendment, rivers would
also not be allowed to be filled up and diverted as this would hinder the river
flow.

Sri Tioman 11 di Gombak, dekat sini bersabar mengenai tindakan susulan Jabatan
Arkitek dan Projek Khas DBKL terhadap struktur dinding pada tiga blok bangunan
itu yang semakin merekah dan pecah. Pegawai akhbar DBKL, Zakaria Mohamed Lazim,
berkata jabatan memerlukan masa untuk menjalankan kajian terperinci bagi memastikan

kecil dipercayai menyebabkan sebuah rumah di flet Sri Labuan, Bandar Tun Razak,
Cheras, di sini, dilimpahi sisa najis, semalam. Penghuni rumah berkenaan, Mohd
Noor Jamaludin, 29, berkata limpahan sisa dan air najis daripada pembetung terbabit

menerima surat secara rasmi daripada pemaju perumahan, Sime UEP Sdn Bhd (Sime

Joint pact to

KUALA LUMPUR, Thurs. - State Governments have agreed to gazette "open areas"
in residential areas to prevent unscrupulous developers from converting them
into commercial areas. Housing and Local Government Minister Datuk Seri Ong
Ka Ting said the Cabinet viewed the matter seriously as it did not want residents
to be deprived of open areas in housing estates.

THE paid-up capital required of applicants for a housing developer's licence
is expected to be increased under the forthcoming amendments to the Housing
Developers Act. Minister of Housing and Local Government Datuk Ong Ka Ting,
in disclosing this, however declined to name the amount to be set under the
amendments.

Perak allocates land for sidelined house-buyers

PERAK has agreed to set aside 15ha as alternative residential plots for 156
buyers of low-cost homes auctioned off without their knowledge by a developer
of a failed project in Bandar Baru Slim River. According to a committee set
up to claim the homes they had paid for 13 years ago, Menteri Besar Datuk Seri
Tajol Rosli Ghazali promised the alternative plots during a meeting with committee
members in Ipoh last month.

PETALING JAYA: Pemaju di Kampung Baiduri, Taman Medan, di sini, diberi
tempoh sehingga akhir bulan ini untuk menyiapkan pelan pembangunan di
kawasan berkenaan yang membabitkan pembinaan 30 peratus rumah kos rendah
daripada keseluruhan projek perumahan. Sekiranya pemaju gagal berbuat
demikian, kerajaan negeri akan mengambil alih pengurusan tanah kawasan itu
untuk dibangunkan kediaman selesa bagi 1,200 keluarga di situ.

Denda kepada pemaju gagal siapkan projek

PETALING JAYA, Jumaat - Kerajaan akan mengenakan denda lebih tinggi kepada pemaju
yang gagal menyiapkan projek perumahan mengikut jadual, kata Menteri Perumahan
dan Kerajaan Tempatan, Datuk Seri Ong Ka Ting. Denda lebih tinggi itu antara
cadangan pindaan dalam Akta Pemaju Perumahan 1966 yang kini dalam peringkat
kajian. Serentak itu, semua pemaju perlu menghantar laporan kemajuan projek
menerusi Borang 7F kepada kementerian setiap enam bulan sekali.

protection for house buyers in the works

THE Housing and Local Government Ministry plans to revamp the Housing Developers
(Control and Licensing) Act 1966 to better protect the rights of housebuyers
and ensure stiffer penalties for errant developers. Minister Datuk Seri Ong
Ka Ting said a committee formed to amend the Act has almost reached completed
its task, and the ministry is expected to announce details before the end of
the year.

memastikan hanya mereka yang memiliki kemampuan kewangan dan pengalaman
secukupnya di bidang pembinaan, diberi lesen beroperasi sebagai pemaju.
Ini penting bagi mengelak pelbagai masalah seperti projek terbengkalai,

pakar untuk melakukan kerja pembaikan bagi mengatasi kejadian tampalan simen
terjatuh di rumah pangsa Sri Tioman 2, Gombak, di sini. Pegawai Akhbar DBKL,
Rozielawati Rahmat, berkata Jabatan Arkitek dan Projek Khas DBKL menyedari masalah
penduduk terbabit dan susulan daripada aduan mereka, pihak berkenaan mengadakan
beberapa mesyuarat membincangkan tindakan yang perlu diambil.

Condo ad to
clarify leasehold period

THE Prima Setapak Condominium project advertisement will see an additional clause.
The present ad says the leasehold is for 99 years. The developer Kumpulan Sejahtera
Sdn Bhd, will now make it clearer - 20 years have already lapsed and there are
only 79 years to go.

ONE of the two housebuyers of the Prima Setapak Condominium project had his
RM5,000 booking fee refunded in full when he found out the 99-year lease had
only 79 years to go. The other buyer did not mind the shorter leasehold period,
and after listening to the sales personnel, went ahead with the purchase.
