    PIHAK pinjaman perumahan lewat mengeluarkan cek pinjaman pertama, kedua dan 
    ketiga. Oleh itu, saya dikenakan faedah oleh pihak pemaju. Akhirnya menerusi 
    seorang rakan sekerja, saya diberitahu bahawa saya boleh menghubungi pihak pinjaman 
    supaya menolong saya dengan mengeluarkan satu salinan surat supaya saya tidak 
    dikenakan faedah. Jadi, saya pun ikut nasihat rakan ini. Setelah menunggu beberapa 
    lama, saya terima surat yang dihantar kepada peguam saya iaitu peguam kepada 
    kedua-dua pihak pembeli dan pemaju. Saya sungguh berbesar hati atas tindakan 
    pihak pinjaman yang mengeluarkan surat itu. Tetapi, selepas itu, saya terima 
    satu lagi surat daripada pemaju meminta saya membayar faedah berkenaan. Jika 
    tidak, saya akan dikenakan faedah 10 peratus dan dikira dari hari ke hari (daily 
    interest). Nampaknya pihak pemaju tidak mengindahkan surat kerajaan. Saya gagal 
    menemui exco kerajaan negeri tetapi saya hanya menemui pembantunya saja. Hasilnya 
    masih tidak memuaskan hati saya. Beliau lebih memihak kepada pemaju

    Mansion apartments in Taman Salak Selatan to grouses from property buyers who 
    were incensed that they had to pay a substantial amount for extra built-up and 
    a four- step approach area. 
    
    Strata titles legislation given more bite

    AS indicated in previous statements by the Minister for Land and Co- operative 
    Development, amongst the things which the draftsman had done to the existing 
    law (the Strata Titles Act 1985, the Act) is to increase the penalty on the 
    developer for not applying for strata titles within the prescribed period - 
    a duty imposed under section 8(2) of the Act. Under the old provision, which 
    is section 8(5), the penalty is a fine not exceeding RM5,000. Beyond that, there 
    is a daily fine of not exceeding RM1,000 for as long as the offence continues. 
    After the amendment, there is a minimum fine of RM10,000 and a maximum fine 
    of RM100,000, plus a daily fine of not more than RM1,000 for as long as the 
    offence continues. 
    
    Shah Alam homes to be 
    rectified

    DISSATISFIED homeowners at Section 7, Shah Alam, can rest easy as the Selangor 
    Development Corporation (PKNS) has assured that defects in their homes will 
    be rectified. The plight of some of them was highlighted in The Malay Mail on 
    Monday, their main grouses being shoddy workmanship and the lack of response 
    from PKNS which developed the houses.
    
    Residents fed up with empty promises

    why he and his neighbours were still anxious despite assurances received by 
    PKNS. He said the PKNS, as an organisation which had been ISO certified (on

    Innovative way to resolve housing defects

    THE Penang Government's announcement last month that it is taking immediate 
    measures to resolve the continuing problems of housing defects in the State 
    is most welcome. According to media reports, the State Government has directed 
    the developer of a housing project at Taman Bukit Panchor in Seberang Prai Selatan 
    to remedy the defects in some of the 402 units of low-cost houses built.

    sini, diancam bahaya `gempa bumi' berikutan kerja letupan memecah batu dan tanah 
    di situ, sejak awal tahun ini. Timbalan Pengerusi Jawatankuasa penduduk kawasan 
    itu, Kamaruzzaman Tarumizee, berkata letupan yang kuat kerap seperti gempa bumi 
    menggegarkan seluruh kediaman dan ada rumah penghuni yang retak.
    
    Rumah baru retak, mendap

    PADA Mac 1997, saya dan isteri membeli satu unit kediaman berkembar di Bandar 
    Kulim, Kedah daripada sebuah syarikat. Sebelum urusan jual beli dilakukan kami 
    diberitahu bahawa projek itu adalah fasa kedua iaitu lanjutan projek fasa permata 
    yang terletak di seberang jalan. Kami diberitahu bahawa bangunan yang akan dibina 
    adalah sama dengan fasa pertama, cuma perbezaannya adalah dari segi keluasan 
    tanah. Oleh kerana tertarik dengan contoh bangunan, mutu kerja dan penggunaan 
    bahan yang berkualiti pada projek fasa pertama, kami bersetuju untuk membeli 
    salah satu unit kediaman pada fasa kedua. Mulai April 1999, saya mengingatkan 
    pemaju akan kelewatan urusan penyerahan rumah di samping aduan mengenai kualiti 
    kerja dan bahan-bahan yang digunakan. Namun sehingga kini tiada sebarang tindakan 
    yang diambil oleh pemaju. Malah wang denda kelewatan hanya dibayar pada kadar 
    70 peratus daripada yang sepatutnya saya terima. Alasan yang diberi adalah pihak 
    pemaju mengalami kerugian. Amat dikesalkan sebuah syarikat yang ternama mencari 
    keuntungan dengan cara menipu pembeli. Pembinaan bangunan yang tidak mengikut 
    spesifikasi pelan dan penggunaan bahan-bahan binaan yang bermutu rendah menyebabkan 
    kebanyakan rumah termasuk yang kami beli mengalami keretakan pada lantai dan 
    dinding akibat pemendapan tanah. Penggunaan kayu-kayan pintu dan tingkap yang 
    bermutu rendah menyebabkan retakan pada bingkai dan penggunaan kayu bumbung 
    yang bercampur aduk antara kayu berubat dengan biasa di samping mutu kerja sambil 
    lewa adalah amat berbahaya dalam jangka masa panjang. Di samping itu, terdapat 
    pembinaan dinding bata yang senget dan condong, kerja memplaster yang menyakitkan 
    hati, wayar elektrik berselerakan di atas siling dan pelbagai lagi kecacatan 
    yang ketara pada kebanyakan unit kediaman berkenaan

      ALOR STAR, Sun. - The Kedah Government is reviving the Bukit Tupah 
      agro-tourism park project, scrapped by former Menteri Besar Tan Sri Sanusi 
      Junid five years ago, but at double the original cost. The project, 
      renamed the Kedah Resort City, will cost RM1.5 billion compared to RM750 
      million in 1994.
