Tues. - Several housing estates in Rahang have been without water for more
than five days as a result of damage to three main outlet pipes caused by
indiscriminate dumping of earth by a developer near Taman SEA. Rahang State

Desa Petaling experienced strong tremors at 2am today, sending them out of

AT least four developers in Petaling Jaya have decided to stop work or delay
the completion of their projects until the economic problems facing the country
are over. Petaling Jaya Municipal Council president Datuk Mohamad Nor Bador
said he had received letters from the developers informing the council of
their decision recently.
Amendment to
land enactment passed 04/04/1998 NST
THE State Assembly passed the Land (Subsidiary Title) (Amendment) Enactment
1998 by which developers have to apply for subsidiary titles or strata titles
within a certain period. Social Services Minister Datuk Raymond Tan Shu Kiah,
when tabling the Bill, said strata titles had to be applied for in West Malaysia
and other countries with high rise buildings.

OWNERS of eight houses in Taman University Indah in Seri Kembangan are in
a fix over their homes which have been declared unfit for occupation. The
double-storey terrace houses in Jalan Endah 1/11B, which were bought for RM68,800

to seek alternative accommodation.

last Thursday when water pumps at eight five-storey blocks in Taman Permata
started malfunctioning. The residents claimed the developer of the flats,

on several occasions.

commissioned to construct 2,872 low-cost units for the State Government under
the Lembah Subang Public Housing Programme has abandoned work since last month.
MPPJ senior councillor Khoo Ooi Seng said the council was unaware of the alleged
slowdown in work.

LOCAL authorities should take a serious look at the plight of housing developers
and review the requirements imposed on them. This review should be made in
a bid to enable the developers to operate despite the current economic problems.
Asia Pacific Land Bhd, in a statement yesterday, said under the current scenario,
developers can no longer depend on high profits. To survive, they must minimise
on cost and at the same time take on other roles. AP Land said a great financial
burden is placed on the developers as they have to build infrastructure such
as roads, water- piping and sewerage treatment plants. Since the start of
the currency slide and the economic problems last July, uncertainties have
been ripping through the Malaysian property market. Riding high on list of
priorities that developers must now concentrate on are properties which are
deemed to be `productive sector' - within the price range of RM150,000 and
properties valued at below RM100,000 - on which interest rates for financing

LARUT Consolidated Bhd will seek to settle in court a dispute with house buyers
in Pandan Glades. In a statement faxed to The Malay Mail on Wednesday, the
company stated that "the management has decided to refer the issue to the
High Court for determination."
HDA: Huge sum

HOUSE buyers are paying millions of ringgit towards the compulsory Sewerage
Capital Contribution (SCC) fund imposed on property developers for the proposed
regional sewerage system to be built by Indah Water Konsortium (IWK), according
to the Housing Developers' Association (HDA). "Although the developers were
asked to contribute to the fund, it is deducted from house buyers' money through
additional charges which are added to the total cost of the property," HDA
president Lawrence Chan told a news conference yesterday in Kuala Lumpur.
A property worth RM150,000 to RM200,000 for instance will have an additional
charge of between RM10,000 and RM20,000 included in its total cost price.
37,342 units
in State yet to receive strata titles 14/04/1998

AT least 37,342 units in multi-storey building projects in Selangor completed
after 1995 have yet to be issued strata titles. Chairman of the State Local
Council, Urbanisation and Squatters Committee Datuk Fuad Hassan said 24,309
applications were still being processed while another 13,033 were in the process
of being registered for processing.
House buyer

CATHERINE says the developer of Phase 2, Ixora Bukit Sentosa in Rawang does
not want to pay the liquidated damages for the delay in handing over the property.
"According to the sales and purchase agreement, the building should have been
handed over by Talam Industries Sdn Bhd on March 20 last year but they were
late by 90 days," she says.

Defects in

years ago and was given vacant possession last December. However, she found

sudah menerima pembayaran 10 peratus atau antara RM120,000 hingga RM140,000
seorang hasil daripada penjualan tanah masing-masing seluas 3.2 hingga 4.2
hektar, bimbang kerana mungkin terpaksa membayar balik wang yang diterima
itu kepada pembeli.

MAJLIS Perbandaran Petaling Jaya (MPPJ) menjalankan usaha berterusan untuk
mengelakkan projek terbengkalai sekitar daerah ini mendatangkan masalah kepada

Works Minister Datuk Seri S. Samy Vellu said. He said his ministry has received
no official report of construction projects being abandoned due to the current

KEDAH has arranged rescue package for abandoned housing projects in the state
by jointly restructuring the projects with the Housing and Local Government
Ministry and developers, state Housing Committee chairman Datuk Syed Razak
Syed Zain said. The ministry has a list of developers to help revive such
projects, he said on Monday after meeting with the developer of the Sungai
Raya estate housing project and plantation workers in Langkawi.
