BUYERS of houses in Taman Alam Jaya, Cheras who were shortchanged by an errant developer got their ringgit for ringgit compensation by another developer entrusted to complete the job. The buyers got their cheques during a simple ceremony on Jan 28.

A CONDOMINIUM project which was abandoned four years ago is now being revived by another developer - leaving a number of buyers in the lurch. At least five people who had paid between 20,000 and RM40,000 each are angry that no arrangements have been made to refund their investments. They have not even been told of the takeover.

THE Seremban Municipal Council (MPS) has decided to sell all 162 unsold medium-cost flats in Lobak to the private sector. Menteri Besar Tan Sri Mohamad Isa Abdul Samad, who is also MPS president, said the decision to sell the three-room flats followed poor response from house buyers.

DEVELOPMENT work on the RM456 million Forest Hills Country Resort in Jelebu, Negri Sembilan, has been put on hold two years after it began. Olympia Lands Berhad, the company appointed to manage the property in September, said this week it is taking another look at the project which had been under close scrutiny by the Department of Environment and Public Works Department.

KUANTAN, Sat. - The State Government is studying the possibility of demolishing the flats in Bandar Indera Mahkota near here which have developed cracks. The residents had been losing sleep for the past three years, worrying that they might be buried alive if the flats collapse.

KUALA LUMPUR, Sat. - The Housing and Local Government Ministry has taken another three housing developers to court for failure to open housing development accounts which are compulsory under the Housing Developers (Control and Licensing) Act 1966. Two were charged in the Sessions Court here and the third at the Kuantan Sessions Court on Thursday.

States yet to gazette new forest reserves 13/02/1995  NST
KUALA LUMPUR, Sun. - None of the eight State Governments in the peninsula has gazetted any forests as permanent forest reserves (PFR) despite proposals to add another 198,718 hectares to the existing 4.5 million hectares. According to the Forestry Department's 1993 Annual Report, the State Governments of Johor, Kedah, Malacca, Negri Sembilan, Pahang, Perlis, Selangor and Terengganu had proposed to gazette these areas.

GOPENG, Sun. - All low-cost housing schemes, whether undertaken by the Government or the private sector, will no longer be exempted from submitting building plans to enable the issuance of certificates of fitness (CF). Housing and Local Government Minister Datuk Dr Ting Chew Peh said this was to avoid any problems similar to those currently faced by owners of several hundred units of government low-cost houses.

KUALA LUMPUR, Sun. - Housing and Local Government Minister Datuk Dr Ting Chew Peh today warned overzealous housing developers to stop making misleading claims in their advertisements in order to make a quick sale. He said his Ministry had received numerous complaints recently from house buyers regarding advertisements which contain baseless claims.

Flat dwellers to stay on 13/02/1995 BT
THE Pahang State Government has no plans to relocate occupants of 17 blocks of flats in Bandar Indera Mahkota near Kuantan, but will repair cracks and leaks found in the flats. Menteri Besar Tan Sri Khalil Yaakob said yesterday that the State Government will discuss the matter with Malaysia Building Society Bhd (MBSB), which funded the construction of the flats, to overcome problems faced by the occupants. He said this while answering questions posed by flat occupants at a gathering in Kuantan. Several residents said the construction of the flats was not properly done resulting in cracks, leaks and damage to the drains. They also wanted to know whether they would be relocated to other places. There are 1,326 units of houses in the 17-block flats. Its construction began in 1985 and was occupied in mid-1989. It was funded by the Federal Government through MBSB. - Bernama

THE Housing Developers' Association of Malaysia (HDA) has requested that the Government publicise the identity of developers who have misled buyers through their advertisements. Its secretary-general Ng Lip Yong said by mentioning the names of these developers, the image of other developers in general would be clean.

`Developer did not adhere to regulations'  16/02/1995 MM
APPLICATIONS for Certificates of Fitness for 1,400 houses in Taman Sri Sinar, Segambut will only be processed if the developer adhered to regulations set by City Hall. Its Press officer Ramli Ibrahim said City Hall could not process the applications as the developer, Segambut Jaya Development Sdn Bhd, failed to comply with various conditions stated under the development order.

Court allows condo owners' application 16/02/1995 NST
KUALA LUMPUR, Wed. - The High Court here has allowed six owners of units at the Cascadium condominium to apply to quash the Kuala Lumpur Datuk Bandar's decisions to increase the density of the land area in Jalan Medang Serai, Bangsar, from 30 to 149 per 0.4 hectares and to permit the building of a six-storey condominium there. Justice Datuk Ahmad Fairuz Sheikh Abdul Halim who made the decision on Monday also stayed all proceedings in connection with the Datuk Bandar's decisions made on Sept 29, 1994.

CITY HALL cannot clear the building material stored on vacant lot at the backyard of the La Villa Condominium in Gombak if the land does not come under the authority. Press Officer Ramli Ibrahim said City Hall's Valuation Department is checking whether the developer, Hoong Ken Housing Development Sdn Bhd, had handed over the land to the authority.

RESIDENTS of Taman Sri Sinar, Segambut, can now let out a collective sigh of relief as the developer has promised to appeal for the certificates of fitness (CFs) from City Hall. Site manager of Segambut Jaya Sdn Bhd, Lee Sin Wak, said they had written to City Hall about their compliance with all the requirements needed for the CFs.

A NON-PROFIT organisation in Port Dickson, Negri Sembilan, the Sri Sathya Sai Baba (SSSB) social action initiative group, have identified 27 dilapidated houses occupied by the hardcore poor. So far, the group has repaired nine of these houses at Tanjung Agas and Teluk Kemang. It aimed to complete repairs to the remaining houses by October.

I REFER to the report "Court allows condo owners' application", (NST, Feb 16) stating that the High Court in Kuala Lumpur had granted leave to six Cascadium owners to apply for an order to quash the Datuk Bandar's decision in approving planning permission for a project adjacent to their land. But it was also reported, in an earlier preliminary objection that the Datuk Bandar's counsel, Miss Woo Lai Kea, argued that the condominium owners did not have the locus standi to bring the matter to court because the condominium owners are not the registered owners of the adjacent land as the strata tiles have not been issued.

KUALA LUMPUR, Fri. - The High Court today allowed an ex-parte application by six condominium unit owners for leave to apply for an order to quash the Datuk Bandar's decision in allowing an increase in the population density for Taman Danau Desa, Taman Desa, here. Judicial Commissioner Low Hop Bing also granted the six leave to apply for an order to quash the Datuk Bandar's decision approving Faber Union Sdn Bhd's proposal to construct three condominium blocks in the same area

Developers, consultants must reveal EIA costs 27/02/1995 NST
KUALA LUMPUR, Sun. - Project developers and consultants have been asked to reveal their Environmental Impact Assessment costs to the Department of Environment. DOE EIA director Hasmah Harun said today such disclosure was to enable the department to gauge the quality of the EIAs based on the consultancy cost and the nature of the project.

Improper sales, advertising top list 28/02/1995 BT
THE Government has taken 320 housing developers to court for various offences since 1990. A total of RM450,000 in fines were paid during this period, but no one went to jail. Housing and Local Government Minister Datuk Dr Ting Chew Peh said most of the offences were related to improper sales and advertising practices whereby the developers failed to furnish the buyers with adequate information on the products or delivering products which were not as advertised.

Ting: More developers caught out 28/02/1995 NST
KUALA LUMPUR, Mon. - One hundred and sixty-seven developers were charged in court last year for contravening the Housing Developers Regulations 1989 - the highest since 1990. Housing and Local Government Minister Datuk Dr Ting Chew Peh said this brought the total charged over the past five years to 320 and added that 90 per cent of the offences were related to violating conditions of the sales and advertising permits.
