(BTSG) which is undertaking a 16-acre project comprising bungalows,
semi-detached units and superlink houses in an enclave called Seri
Damai in the burgeoning Kajang township in Selangor, the approach
makes perfect sense. In the words of the company's managing director
Lim Yan Pok: "The concept has been proven effective by creating a
win-win situation for both developer and buyer."

car without test driving or at least seeing one? How many of us
would marry without meeting or at least seeing our future life
partner? Yes, I know some do, but that is the exception. One could
buy a house before it is built if he chooses to, but that will
always be an option.

I REFER to "Developers concerned about `build
first, sell later' proposal as opposed to `sell first, build
later'," (NST, May 22). The whole idea and reason for choosing a
particular method is risk positioning. In other words, it's a
question of who's taking more risk: consumer or developer. The "sell
first, build later" is the preferred method for developers because
it is less risky; they do not need deep pockets and as long as they
can pre sell 60-70 per cent of the stock, it's a home run.
