Building on confidence

For some developers, the build-then-sell method is too risky. But for a company such as the Bandar Tasik Semenyih Group (BTSG) which is undertaking a 16-acre project comprising bungalows, semi-detached units and superlink houses in an enclave called Seri Damai in the burgeoning Kajang township in Selangor, the approach makes perfect sense.

In the words of the company’s managing director Lim Yan Pok: “The concept has been proven effective by creating a win-win situation for both developer and buyer.”

Lim said the fact that buyers are able to inspect the units’ design and quality overcomes any inherent uncertainty of buying off-the-plan.

“Apart from this, the build-then-sell method assures buyers that the developer is committed to the design and quality of the project and ensuring the units adhere to their needs,” he added.

Undertaken by BTSG subsidiary, Hasrat Angkasa Sdn Bhd, Seri Damai features 136 residential properties situated on elevated ground with a view of Kajang town a kilometre away.

The freehold Seri Damai is being developed in two phases, the first which comprises 20 units of double-storey semi-detached houses and 39 units of double-storey superlinks. Both have already been completed and are sold out.

The six-bedroom semi-dees with a typical built-up area of 2,882sq ft are priced from RM398,888 to RM504,888, while the superlinks with 2,151sq ft to 2,591sq ft accommodating five bedrooms are pegged between RM238,888 and RM381,888.

Encouraged by the success of the first phase, BTSG recently opened phase two, comprising 19 units of double-storey bungalows and another 58 units of double-storey semi-dees.

The seven-bedroom bungalows with plot sizes ranging from 3,786sq ft to 7,266sq ft are pegged from RM478,888 to RM642,888. Built-up areas start from 3,230sq ft with standard units having plot dimensions of 50ft by 96ft.

Meanwhile, the 35ft by 75ft semi-dees with built-up areas starting from 2,497sq ft containing five bedrooms are from RM348,888 (for a standard unit) to RM491,888 (for the largest corner lot).

So far, half of the second phase units have been sold and are slated for completion a year ahead of schedule.

Externally, Seri Damai will feature a perimeter wall and 24-hour security, while on the inside buyers can look forward to finishing touches such as a plaster ceiling for the first floor, textured tiles for the car porch and terrace, and powder coated aluminum window frames.

Buyers will also be given membership to the Semenyih Lake Country Club, featuring a clubhouse, swimming pool, jacuzzi and courts for tennis, badminton and sepak takraw.

Seri Damai will also boast a three-acre landscaped park equipped with a children’s playground and exercise stations for adults, while another one-acre parcel has been earmarked for a landscaped garden that will also have a children’s play area.

Besides Seri Damai, BTSG’s other projects in Selangor include Taman Tasik Semenyih, and a commercial project called Batu Caves Centre Point in Batu Caves.

Seri Damai is accessible via the Kajang bypass and the KL-Seremban Highway. Access will be enhanced with the Kajang Ring Road and the Kajang-Seremban Highway.
