Unico set to launch two new projects

IN A follow-through to its successful track record in property
development, Unico Holdings Bhd is in the final stages of preparatory work
on two new projects in Kuala Lumpur and Penang. Tan Sri Lim Geok Chan, a
director, said in an interview yesterday that these new projects are its
70-acre Subang Industrial Park and 125-acre township at Paya Terubong in
Penang.

MAJESTIC Heights Sdn Bhd, a subsidiary of Unico Holdings Bhd, will embark
on a mixed-development project in Penang costing RM550 million. The
proposed township project, to be built on a 30 ha site at Paya Terubong
near Ayer Hitam, is expected to generate RM600 million in turnover.

MAJESTIC Heights (MH), which will be spearheading Unico Group's property
development in Penang, expects its maiden project in the island to
generate a turnover of RM600 million. MH executive chairman Izzudin Osman
said the project, located on a 130- acre site at Paya Terubong Road, will
see the development of 6,400 units including for residential, commercial
and light industries' purposes.

Consultant: Paya Terubong project environs friendly

PENANG, Wed. - The massive RM755 million satellite township project at
Paya Terobong - which involves hill-cutting - will not be implemented on
hillslopes, according to an environmental consultancy company. According
to Yomart Environmental Systems Sdn Bhd - which undertook the preliminary
Environmental Impact Assessment (EIA) study and approved by the Department
of Environment (DOE) - the project will be built on flat platforms with
retaining walls.

Penang builder assures slope safety

THE developer of the RM755 million Taman Terubong Indah, an integrated
million housing project in Paya Terubong, Penang has given assurance that
all its 51 blocks of apartments will be constructed away from the slopes
where massive hillslope cutting is taking place. Chairman of Majestic
Heights Sdn Bhd, the developer of the project, Izzudin Othman, said work
on 31 blocks to be constructed under phases six to 12 of the project would
only commence when the three consultants engaged to conduct soil tests had
confirmed the stability of the slopes.

Strong buyer interest in cheap units

MAJESTIC Heights Sdn Bhd claims its units at Paya Terubong are being sold
cheaper than the market price as it was only interested in making marginal
profits after deducting land, construction and infrastructure costs. Its
chairman Izzudin Othman said this was the reason the launching of Phase
One costing RM68,000 late last year received overwhelming response with
about 5,000 people rushing to book 1,090 units.

the construction of a massive satellite township in Paya Terubong. The
RM755 million project covers a 51ha site. Although there is massive hill

will be minimal damage to the environment.

THE Department of Environment is closely monitoring the environmental
aspects of the mammoth RM755 million integrated housing project in Paya
Terubong, Penang, which involves massive hill-cutting. State DOE director

done its best to fulfil the conditions when the Environmental Impact
Assessment report was approved.

Developer building canal to divert water flow

Terubong, is constructing a canal to divert water flow following two
recent mudflows there. The company's environment consultant Dr Lee Aik
Heng said the canal was expected to be ready by the end of the month.

should give the developer a chance to complete its Paya Terubong project
before a liquidator takes over as a last resort. Justice Jeffrey Tan said: "If the developer exhibits genuine intent, it
