Pay backdated maintenance fees or no titles

RAWANG assemblyman Gan Pei Nei has advised Taman Rawang Perdana 1 low-cost apartment owners to pay up backdated maintenance fees to expedite the process of getting their strata titles.

For the last 11 years, the owners have been staying there without any confirmation of the status of their strata titles from the developer.

Gan met the residents at the apartments last Saturday.

Also present were the police, representatives from developer Sunwaymas Sdn Bhd, maintenance company MKJ Raya Sdn Bhd and Selayang Municipal Council (MPS).

Last year, Sunwaymas Sdn Bhd had applied for the strata titles but it was rejected as only about 40 owners out the total of 380 have paid their maintenance fees.

Gan said at least half of the 380 unit owners must pay their maintenance fees in full before the Land Office could give out the strata titles.

“I encourage the apartment owners who have paid their maintenance fees to convince their neighbours to pay up by the end of the year to get their strata titles.

“Since there is no residents association here, I also encourage them to form one to solve problems like rubbish, crime and parking problems.

“It will be easier to deal with this matter if there is a residents association,’’ she said.

MKJ Raya Sdn Bhd administration officer Juliana Karponi said out of three blocks of apartments comprising 380 units, only 10 to 15 units had paid their maintenance fees in full.

MPS councillor Md Sabri Md Taib said he would look into providing rubbish bins for the residents.

According to an MPS official, there are more than 50 apartments out of 171 in the Selayang Parliamentary contituency that have formed their own Joint Management Body
