Condo residents want rates

THE occupants of D’Alaman-da Condominium in Jalan Cheras have urged the
Kuala Lumpur City Hall to review the high assessment imposed on them.
According to them, the assessment is calculated based on commercial rates as
the land has been earmarked for business use.
The condominium consists of 390 residential and 117 commercial units. It
will have 710 residential and 170 commercial units when all four blocks are
completed.
The occupants are charged 12% of the annual valuation of their properties
while it is only 6% for residential units.
This means they are paying between RM864 and RM1,944 for their units
measuring between 64.6 sq m and 137.8 sq m.

The condominium ad hoc committee's legal adviser, Yong Chin, said the quit
rent, water and electricity were also calculated according to commercial
rates and the occupants were paying so much more than their neighbours.
The residents have asked Cheras MP Tan Kok Wai to submit an appeal letter to
City Hall.
The appeal letter will state five reasons why the occupants should not be
charged such a hefty sum.
The reasons are:

THE units are only for dwelling
purposes;

IT IS a medium-cost apartment;

OCCUPANTS are facing high cost
of living;

RESIDENTS in the vicinity are
paying much lesser in assessment despite the larger units; and
-
CITY HALL should not practise
double standards.
Tan said it would be difficult for City Hall to charge them according to
residential rates when the land was meant for commercial purposes as that
had been stipulated in the Local Government Act 1976.
“The only thing we can do here is appeal to City Hall to review the annual
valuation to bring down the sum you have to pay,” he said.
He advised the occupants to sign their names on the appeal letter by April
20, and that they would have to attend an objection hearing with City Hall
to explain their situation.
