RAYMOND is not satisfied with the RM80 maintenance fee for his medium-cost
unit at Cendana Apartments at Bukit Subang in Shah Alam.
"The apartments do not have a swimming pool and lifts. " he says.
He had asked the developer, Guthrie Properties, I but was not given a
satisfactory explanation.
AN official of Guthrie Properties says that a Guthrie Property Management
Sdn Bhd personnel has contacted RAYMOND to explain the fee charge.
He says that RAYMOND owns the 850 sq ft unit at Bukit Subang.
"The calculation of RM80 is based on the standard built-up floor size and
the service charge is 10 sen per sq ft. Service charge is levied to cover
expenses incurred for landscaping, cleaning, security and maintenance.
"Guthrie Property Management Sdn Bhd. also held several meetings with the
residents and their protem committee. Sometimes the Lembaga Perumahan &
Hartanah Selangor repsentatives and the State Assemblyman are also present.
"This is to inform them the details of the maintenance and service fees.
"Any surplus (if any) will go into their management corporation account,
including the sinking fund," says the official.
