| Sign agreement fast to revive 
    housing project, buyers urged The Star 5/1/2006
 
 HOUSE BUYERS of Taman Serosa in Kajang are urged to sign a supplemental 
    agreement soon so that the abandoned project can be revived.
 
 At least 75% of the 108 house buyers have to sign the agreement before Jan 
    15.
 
 Serdang MP Datuk Yap Pian Hon, who worked with an action committee set up by 
    Taman Serosa house buyers, said Cahaya Maha Gaya Sdn Bhd had been appointed 
    by liquidator Horwath Sdn Bhd to revive the project.
 
 Horwath was appointed by Housing and Local Government Ministry, and was 
    authorised by the court to call for tender for the project’s revival works.
 
 According to Yap, the 3.16ha Taman Serosa was supposed to comprise 110 
    low-cost units (RM35,000 each), 240 medium-cost units (RM98,000) and 63 
    double-storey terrace units (RM149,800). A total of 95 low-cost, 13 terrace 
    and none of medium-cost units were sold.
 
 Buyers signed Sales and Purchase Agreement between 1998 and 2000, and works 
    began in 2000. A year later Serosa Resources Sdn Bhd was declared bankrupt 
    and the orks stopped.
 
 Two of the five rows of terrace units were about 80% complete, the low-cost 
    units had only pilings done while nothing was started for the medium-cost 
    units.
 
 “The process to revive the project was long because it required court’s 
    decisions. However, even though we have waited for some years, we are 
    confident that the project can be revived soon with the cooperation from 
    all,’’ Yap said at a press conference on Monday in Kajang.
 
 “I urge the buyers to come forward at once to sign the supplemental 
    agreement,” he said, adding that buyers only needed to settle the balance of 
    their house payments.
 
 He said the new developer would absorb the previous developer’s debt of 
    RM5.45mil, adding that it had pledged to complete the terrace units in 12 
    months and the low-cost units in 30 months.
 
 President of the action committee Hussin Saimin said only 60% of the buyers 
    could be contacted through the particulars they left behind and only less 
    than 10% had signed the supplemental agreement.
