Payment settled but still no
strata titles

TWENTY-TWO shop lot owners at Menara Sentosa in Alor Star, Kedah, claimed
that they have not received strata titles despite settling the full payment
for their lots about a year ago.
They claimed that they felt cheated after buying the shop lots costing
between RM150,000 and RM300,000 each more than 10 years ago.
They lodged a report at the Alor Star police station on Tuesday.
They told police that they felt cheated as the building owner did not
provide proper maintenance.
One of them, Yong Sau Kee, 34, said the decision to lodge the report was
agreed by them in a meeting held on Sunday.
He claimed that they had sought the strata title from the building owner but
were told that it was not available.
“We hope to get some justification to our problem since the building, which
is located in the city centre, is not properly managed by the building
owner,” he said.
He claimed the building did not attract customers as the toilets,
escalator, parking area and lift were not properly maintained.
Yong, who owned a boutique on the second floor of the building, said he was
forced to move to another location due to the problem.
Mohd Zainol Ariffin, 63, who owned a shop on the ground floor, claimed the
owners were forced to pay maintenance fees despite the poor facilities.
The 10-storey Menara Sento- sa, located at Jalan Tunku Ibra- him, has 40
shop lots on six of its floors, including at the ground floor.
The other three floors were rented out to government agencies.
Binaan Sentosa Sdn Bhd public relations officer Azizul Hakim Oth-man when
contacted said the shop lot owners should have met with the building
management to re-solve the problem.
On the poor maintenance services, Azizul said the management had provided
the necessary services, including electricity and water supply.
However he declined to comment on the police report lodged by the shop lot
owners. |
