Repairs at Idaman Sutera condo
stopped due to lack of funds

KUALA LUMPUR, Oct 10
The management of Idaman Sutera condominium had to temporarily defer several
repairs because of the lack of funds.
The major repairs included leakage on the sixth floor car park, the
breakdown of the automatic main gate system caused by lightning and repairs
on some gymnasium equipment, the management said in a statement.
The estimated cost for leakage repairs is RM13,000. Quotations have been
obtained for the automatic main gate repairs while insurance claims approval
is still pending.
So far, RM1,235 has been spent in fixing broken gym equipment.
The statement said the deteriorating level of management funds was due to
the expense of more urgent repairs such as the replacement of telephone
cables in the main risers which amounted to RM17,000, among others.
The statement said such damage was mainly caused by domestic vandalism in
the building, which was soaring at an alarming rate.
The statement was issued after The Malay Mail highlighted the residents’
woes over the unsatisfactory services on Oct 3.
On other matters, the management said:
Poor television reception — The poor reception with the main antenna
television (MATV) began when a centralised Astro system was incorporated
into the MATV system. Apart from arranging for MATV system specialists to
rectify the problems on a case by case basis, the management is exploring
the cheapest solution by getting more competitive quotations from
contractors.
Swimming pool — After acknowledging that the pools were greenish due to low
chlorination level, the management had taken action to replace the servicing
contractor. The pools are now clean and usable.
Fire fighting equipment — After RM980 worth of fire fighting equipment was
reported missing or stolen, the management resolved to keep five sets of
fire hoses and nozzles at the guardhouse. The rest are kept in the
management office.
Faulty lamps — Faulty lamp fittings within the premises are periodically
checked and replaced by two building technicians.
Lifts maintenance — Eight lifts are in working order except for one which
was previously under repairs by the original lift manufacturer. The lift
resumed full operation on Oct 4.
Refuse chamber — Instead of throwing their own garbage, residents are to
place their domestic rubbish into the refuse room located on each floor. The
cleaners will then remove the rubbish at the main refuse chamber daily.
Sinking fund — The claimed ‘missing’ sinking fund of RM132,228.04 was
originally advanced to pay for utility bills last year. The sinking fund
collected from parcel owners is kept in a trust account.
