A tragedy waiting to occur should this railing give way.
|
The 12-storey Kantan Court flats in Taman Bukit Serdang are
only nine months old, but the corridor railings are already shaky.
Hairline cracks can be seen on some of the columns between railings.
No adult dares to go near the railings for fear that they may break
and fall anytime, and parents are worried sick that their children may
become the victims.
The residents are also worried about security, as a car was stolen
from the car park and homes were broken into on at least three
occasions.
Taman Bukit Serdang Kantan Court and Section Four Owners and
Residents’ Association chairman Chang Tham Fatt said the association had
submitted three letters urging developer, Khidmat Tulin Sdn Bhd, and its
management company, TBS Management Sdn Bhd, to attend to the matters.
A dialogue was held between the developer and residents in
mid-September.
“In response, the developer merely sent several workers to do simple
welding and add cement.
“We’ve lived here only nine months, and all these problems are
already happening. What will we get in the next few years?” Chang
lamented, adding that a unit was sold at about RM80,000 and maintenance
fee was RM70 monthly.
There are 516 units in the two blocks.
“They (the developer and the maintenance company) wrote a letter
saying all these problems are not structural defects, but caused by
residents who carried out renovations,” added Chang.
When queried, Khidmat Tulin planning and development manager Tony
Ling replied in an e-mail that the corridor railings were built in
accordance with the consultant’s design. He said a few railings were
found to be shaky due to impact from heavy objects, and hairline cracks
on some of the columns were also the result of such an impact.
He added that the developer had instructed the sub-contractors to
rectify the problems as the project was still within the defect
liability period.

Rods on steel fencing can easily be broken.

On the complaint of rods breaking off from the steel fencing
surrounding the flats, Ling said: “The management company has reported
that such incident is the result of vandalism and is taking steps to
remedy this.”
Answering concerns about security problems, Ling wrote: “The
management company is investigating the matter and inquiries are being
conducted on the security guards on duty.
“The management company will take appropriate action upon the outcome
of the investigation.”
The e-mail continued: “We wish to inform that we are in the midst of
assisting the owners/residents in setting up a Pre-Management
Corporation, in compliance with the policies and guidelines of Selangor
Housing and Property Board, which shall take over the role and functions
of any resident committee.”
