Pay for infrastructure, or no CF

DEVELOPERS in the Subang Jaya municipality now have to settle their
infrastructure development contribution before receiving CFs for
their projects.
The new ruling is part of the conditions imposed on developers in
the municipality to ensure that the developers meet their share of
the contributions towards the infrastructure needed for their
projects.
This condition is a revision of existing guidelines imposed on
projects in the municipality. Subang jaya Municipal Council (MPSj) president Datuk Abdul Hakim
Borhan said the revision was to ensure that developers pay for the
cost of infrastructure and public amenities in their projects.
"So far, we have collected only RM13mil from the RM98mil billed to
the developers for their infrastructure contribution.
"The new ruling, hopefully, will help us raise the amount from the
developers," he said.
Abdul Hakim was speaking after chairing the council's full board
meeting at MPSJ headquarters in USJ 5 last week.
He said the revision was necessary due to the rapid development in
the municipality.
"The amount billed depends on the location and size of the
development," Abdul Hakim said.
The amount is based on factors including the size of the project,
benefits received with the construction of the infrastructure,
density of the development, plot ratio and floor space of the area.
"It includes the contributions for the building of flyovers, roads,
drains and retaining walls," Abdul Hakim said.
Developers are also required to contribute towards the construction
of public amenities including bus stops, recycling centers, clock
towers, IG centers, signage's, public toilets, arches, stalls,
markets, community halls and surau as specified in the plan
approval.
Under the newly revised guidelines, Abdul Hakim said, the developers
(residential developers and industrial land. owners) would have to
sign an agreement with the council before obtaining approval for
their projects.
The agreement will enable the council to ensure that these
developers settle their payments before the issuance of CFs.
On another matter, under a new ruling, residents of high-rise
building in Subang Jaya will have to dry their clothes in a drier.
Hakim Borhan said beginning June 1, all developers of high-rise
residential buildings have to include a dryer in each building for
residents.
`This, he said, was done for aesthetic reasons.
"We do not want the residents to dry their clothes outside their
units as it is not a pleasant sight," he said.
The new ruling would be included as part of the pre-condition for
approving all high-rise buildings in the municipality.

council for approval after June 1. |
