MENARA MPAJ, the headquarters of the Ampang Jaya Municipal Council,
will not be issued a certificate of fitness (CF) until the developer
fulfils outstanding conditions in its development order (DO),
council president Ramli Mahmud said.
He said MPAJ did not want to abuse its power by issuing CF to its
premises.
This move, he added, was necessary so that developers knew the
council meant business and that developers would have to fulfil
conditions spelt out in the DO.
“We want to appear transparent and will not go against the
conditions laid down in the DO,” Ramli said.
Councillor Datuk Mohd Fahmi Ibrahim questioned why MPAJ had to pay a
high insurance premium for its building when it did not even have
CF.
MPAJ forks out RM35,143 annually for the insurance premium.“Is the
building safe? If something happens, we will not be able to claim
insurance because we do not have CF,” Mohd Fahmi said.
Building and Architecture Department head Yazid Sarkom assured Mohd
Fahmi that the building was safe to be occupied and that it had been
handed over to MPAJ.
He said the developer had yet to fix traffic lights in Pandan Indah.
When questioned about the length of time given to the developer to
fulfil the condition, Ramli said the developer had given assurance
that the traffic lights would be fixed soon.
“I understand they have called for tenders,” he said.
Councillor Datuk Ahmad Bujang agreed with Mohd Fahmi and asked MPAJ
to speed up the issuance of CF for Menara MPAJ.
Mohd Fahmi said stern action should be taken against developers who
failed to fulfil conditions of any DO.
“We issue CFs for others but we ourselves do not have CF.
“We should have our own Inventory Permasalahan Rakyat (IMR) and weed
out developers who fail to fulfil their obligations,” Mohd Fahmi
said. |
