Obtain
individual strata titles, residents advised

DEVELOPER Maxisegar Sdn Bhd has advised residents
of Grandeur Tower in Pandan Indah to obtain their individual strata
titles as it would allow them to set up their own management
corporation.

vice-president Michael Khor said by doing so, residents could set up
their own management corporation and decide on how to manage their
apartment.
Under section four of the Strata Titles Act 1985,
he said, at least 30% of the owners must obtain their individual
titles before they could proceed with appointing their own
maintenance corporation.

However, he said, only 10% of the residents had
applied to obtain their individual titles.
“Once they have that 30%, residents can call for
an annual general meeting where at least 50% must be present. If
there is a lack of quorum, a second meeting has to be called and
only three persons are required to be present.
“The developer can then hand over the duties to
the residents committee,” he said at his office at Menara Maxisegar
in Kuala Lumpur on Monday.
Grandeur Tower apartment comprises 640 units and
residents pay a monthly maintenance fee of RM88. Maxisegar is a
subsidiary of Talam Corporation Bhd.
On past complaints by some residents that the
lifts in Grandeur Tower were constantly out of order, he said the
problem had been fixed.
The Star, in a report
in July 2002, had quoted some residents who complained about the
breakdown of the lifts, but there was some inadvertent omission of
facts in the report.
Khor said a new company had been recruited by the
developer to look after the maintenance of the lifts. All 12 lifts
servicing the two blocks of 640 apartments are now running
smoothly.
Star Metro recently interviewed some residents at
Grandeur Tower who said the developer had fixed the problem of the
lifts and improved the upkeep of the apartments.
“They did a good job and changed the whole lift
system,” said Joyce Samuel, 41, who lives in Block A.
Khor advised the residents to pay their
maintenance fees regularly to avoid any disruption of services.
