RESIDENTS of Vista Saujana Apartments in Taman Wangsa Permai are unhappy
over the lackadaisical management and maintenance of their apartments for
the past two years.
They claimed YBR Management Services Sdn Bhd had yet to resolve the
matters brought up in past meetings, including installing an auto barrier
gate at the entrance, improving the swimming pool and setting up a control
room and card system for better security.
Although the company had rectified some of the defects at the apartments,
the residents felt that the root of the problems had yet to be dealt with.
The residents' association pro tem chairman L. Thomas said the committee
had submitted a a list of defects and a counter proposal to the management
company last year.
"There has been a lot of defects from the time we moved in two years ago.
We had our first meeting with the company on Sept 26, 2000 and the second
followed one month later.
"The company didn't settle all the matters we raised in those meeting, he
said.
He said the company was trying to avoid meeting the residents and since
the last meeting in December last year, the company had failed to respond
to their request for another meeting despite calls from Selayang MP Datuk
Chan Kong Choy and the Housing and Local Government Ministry for better
cooperation.
"The ministry had directed the developer and company to work, closely with
the pro tem committee.
"The ministry said the company was supposed to let us view the , audited
accounts, besides plans for the barrier gate and strata title application
status," he said.
Thomas said the company, in a letter dated April 10, had demanded
maintenance fees from residents or else face having their water supply
disconnected.
He said the committee decided recently that the residents would not pay as
long as the company refused to meet them.
"Six months have gone and there's no sign of improvements.
"If the problems still persist, we'll make an application to the Housing
and Local Government Ministry to form a joint management council (JMC), "
he said.
He added that the committee had written to the ministry and the Shah Alam
Land Office on a request for a JMC, recently.
A check at the 500-unit apartment found leaking water and sewer pipes, and
stalactite-like formation on the concrete slabs in the car park. The
ground near the Tenaga Nasional station has also given way.
Besides the defects, Thomas said the security had been lax as there were
six burglaries and three car thefts reported since last Dec 4.
YBR senior executive director Wong Kok Soo said the company had been
attending to complaints directed to the onsite management office and its
headquarters.
"The developer had constantly followed up on complaints of defects at the
apartments.
"Now the developer had agreed to deploy their workmen to resolve out-
standing building defects at their own cost," he said, adding that the
leakages would be rectified soon.
He said details of the barrier gate system had been finalised with the
developer and installation work would start in the first week of next
month.
He said the management was in the process of issuing resident cards.
On calls for frequent meetings, Wong said: "The management had met the
committee.
"Since there are no major issues, we will only meet the committee as and
when deemed necessary."
He said since the plans and remedial steps were being implemented, a
meeting would only be held when necessary. |
